Connell Corporate Park is a Class A corporate office complex located in Berkeley Heights, NJ, totaling 185 contiguous acres.  The Connell Company has accumulated and developed the property in the Park over a 35-year period.  The first parcel was bought in 1981 and the last parcel of 16 acres was acquired in 2005.  With the last acquisition, Connell Corporate Park now encompasses 100% of all the developable property along Interstate 78 in Berkeley Heights, NJ.  The Park currently contains five Class A office buildings totaling approximately 1.5 million square feet and a 112,000 s.f. Life Time Athletic resort-style health club.  The Park services nearly 3,600 employees. Large corporate tenants include AIG, Celgene, Plymouth Rock Insurance, L’Oreal USA and Hewlett Packard. 

Connell Corporate Park has two additional approved projects ready for development: 250 Connell Drive, a new 174-room full service hotel and 500 Connell Drive, a new 260,000 square foot commercial office building.  When fully developed, Connell Corporate Park will consist of six Class A office buildings, totaling over 1.75 million square feet, a first class fitness center with spa, a full service hotel with a restaurant and full-service Starbucks.  In addition, Connell is developing "The Grove Park", an approximate two-acre lushly landscaped pedestrian-friendly park located within Connell Park. The Grove is being designed as an urban woodland setting and will feature: a great lawn, a meandering woodland walking path, multi-level sculpural seating and sitting steps, and at its focal point "Connell Plaza" containing bench/amphitheater seating, trellis structures, tree canopies and a prominent water feature. 

Connell takes a long-term approach to real estate.  Our philosophy is simple – by building the highest quality buildings and maintaining our property to the highest standards, we will attract the best tenants possible.  A major factor in “building the best” is providing tenants with easy access to and from our site.  We have spared no expense in this regard.  As we have developed the Park, we have improved access to the Park by: 

      -   Widening Valley Road to four lanes to the                 south of the Park

      -   Widening Plainfield Avenue to four lanes to the         west of the Park

      -  Constructing a flyover from Plainfield Avenue           directly into the Park

      -  Constructing as exit ramp from Interstate 78             East directly into our site
